Our limited partners provide the purchase money and capital to develop properties, and our investment team carefully selects which properties to acquire using strict criteria. Limited partners are placed into an investment portfolio of a limited partnership, which may include various types of properties from multi-family residential to commercial. Profits, either from rental income or gains from the sale of partnership properties, are paid to our limited partners based on each partner’s respective interest.
Through this dynamic partnership, limited partners have the opportunity to diversify their investment portfolio to include real estate holdings while minimizing the inherent risks involved in real estate investments by utilizing the expertise of our partners and affiliates.
SCP’s Investment Strategy
Our talent lies in our ability to locate desirable properties that can be developed and sold at a high profit margin, and/or sell properties in an “as-is” condition to other investors/developers for a more modest profit. SCP focuses its purchases on distressed sales, specifically probate, tax default and REO sales in Los Angeles County. It is very common to find properties being sold for a fraction of their true value. Our experience and efforts allow us to recognize the properties with the largest discount, and a high desirability to give us the best chance to resell.
We have over 70 years of combined experience in the fields of real estate acquisition, development and finance, and have purchased and sold hundreds of properties over the last thirty years. Our specialized knowledge of how to plan, hire and manage a development allows our projects to progress with the highest level of efficiency, thereby optimizing profits for our investors. |
